Electrical Installation Condition Reports

Understand the condition of the fixed electrical installation.

An Electrical Installation Condition Report (EICR) records the outcome of an inspection and testing of the fixed electrical installation within an agreed scope. Buyers, homeowners, landlords and agents may need an EICR for different reasons. Tell us the property type and how it is used so the scope can be confirmed.

What is inspected and tested?

The agreed inspection considers the fixed installation, such as the consumer unit, wiring and relevant circuits, with testing appropriate to the installation and access available. The report identifies observations, their classifications and whether further action is needed. Any sampling, inaccessible parts or other limitations must be stated.

What you receive

The deliverable is a report. Although people often search for an electrical safety “certificate”, an EICR is a record of the installation’s condition at the time of inspection. It does not guarantee future safety or certify unrelated work.

What is separate

• Portable appliance testing is not automatically included.
• Remedial repairs, new circuits or consumer-unit replacement require a separate scope and quote.
• A home survey only considers visible parts of the services; it does not replace an EICR.

Access and preparation

Tell us about occupancy, meter and consumer-unit access, known faults, previous reports and any equipment that cannot be interrupted. Testing may require power interruptions; arrangements should be discussed in advance. Do not remove covers or expose live components yourself.

Landlords and agents

Requirements depend on the property, tenancy and applicable rules. Share the property use and any licensing conditions. An EICR is one part of managing a rental property; it is not a blanket guarantee of legal compliance.

How the quote is calculated

The size and complexity of the installation, number of circuits, property use and access affect the quotation. Send an existing report if you have permission to share it, and agree the inspection scope and total price before booking.
