Level 2 home surveys

See the property more clearly before you commit.

A Level 2 home survey is a visual assessment of the condition of a home. It helps you identify concerns, decide what to investigate further and plan for repairs. It is intended for conventional homes in reasonable condition; the right choice still depends on the individual building.

What the inspection covers

The surveyor inspects the building and its services where they are visible and safely accessible. This normally includes the roof from appropriate vantage points, walls, windows, accessible roof space, floors and other accessible parts. The report records the condition found, significant defects, risks and matters for further advice.

  • An explanation of the parts inspected and any access limitations.
  • Findings about visible defects and the need for repairs or further investigation.
  • Matters you may need to discuss with your legal adviser or an appropriate specialist.

What it does not include

The inspection is not invasive: concealed areas are not opened up, floor coverings are not lifted and possessions are not moved to expose hidden parts. The surveyor does not test electrical circuits, gas installations or other services as a specialist inspection would. It is not a full structural investigation, a guarantee of the building or a mortgage valuation.

Optional electrical, gas and fire alarm checks must be commissioned separately. Their scope, limitations and report or record should be agreed alongside the survey quote.

Is Level 2 appropriate for this home?

Tell us if the property is listed, substantially altered, unusually constructed, visibly in poor condition or the subject of a major renovation. A more detailed survey or another specialist may be appropriate. We currently offer Level 2 surveys; if another service is needed, we will discuss that before you book.

How the quote is prepared

Property size, type, location, access and any specialist add-ons affect the work involved. Share the listing if it is available, and mention any specific concerns. The quote should confirm the total payable, VAT treatment, agreed scope and exclusions. There is no automatic package discount or fixed price based only on the number of bedrooms.

Preparing access

Agree access with the seller or agent and tell us about locked rooms, occupied areas, roof-space access and any known restrictions. Safely accessible parts can be assessed; the report will explain limitations. Do not move or alter equipment in a way that creates a risk.

Making use of the report

Read the complete report, including its limitations. Seek clarification and arrange recommended investigations before making commitments that depend on the findings. Share relevant matters with your legal adviser.

Common questions

Does a Level 2 survey test the electrics or gas?

The survey considers visible parts of the services without specialist testing. An EICR and gas safety inspection are separate commissions with their own scope.

Is Level 2 right for every home?

No. Unusual construction, extensive alteration, a listed building or significant disrepair may call for a more detailed investigation. Tell us about the property before booking.

Is this the same as a mortgage valuation?

No. A lender’s valuation helps the lender decide whether the property is adequate security. A home survey helps you understand its condition.

How much will my survey cost?

The quote depends on the property, access, location and the services requested. Agree the scope, total price and any exclusions before booking.
