Gas safety inspections

A separate look at the gas installation.

A gas safety inspection can help establish the condition and safe operation of the gas appliances and installation within the agreed scope. Tell us whether you are buying the property, live there or let it to tenants: the purpose of the check and the record required may differ.

Agree the scope first

Provide the property address, use, number and types of gas appliances, and any previous records. The appliances, installation checks and record to be supplied will be confirmed before booking. Do not assume a check of one appliance covers every gas appliance in the property.

Buying or owning a home

A homebuyer or homeowner inspection is a separate commission from the Level 2 survey. The survey’s visual services observations do not establish the operational safety of gas appliances. Share any concerns or known service history when requesting a quote.

Landlord gas safety records

If you need a landlord gas safety check and record, make that clear in your request. The appropriate engineer, work categories, appliances and required record must be confirmed. The consumer term “CP12” should not be used as a promise that every type of gas work is included.

A safety check is not a boiler service

A boiler service follows a maintenance scope that is different from a gas safety check. Boiler servicing, repairs, installation work and commercial gas work are not automatically offered or included. Ask about the specific work you need rather than assuming it forms part of the inspection.

Getting ready

Arrange safe access to the appliances, meter and relevant controls. Tell us about known faults, inaccessible appliances and occupancy arrangements. Do not interfere with gas equipment to prepare for a visit.
